Building maintenance
When you require professional property maintenance services for your commercial, private or public buildings, Seneca will be pleased to provide such reactive or planned maintenance services as required.

Due to our extensive technical knowledge we are generally able to respond to almost all requirements, however as a matter of policy we will clearly and quickly inform you of any such requests we cannot meet, and where possible provide details of known dependable contractors.

We recommend that a formal agreement is established and documented creating a specific maintenance schedule to inspect your buildings and properties, the inspection will include a detailed report on completion. A schedule will normally include minor repairs to be carried out at the time of the visit up to an agreed sum, or as an alternative, an inspection only plan with detailed quotations submitted as attachments to the report.

Electrical services
Seneca provide electrical repairs and installations, together with electrical planned maintenance and testing to commercial properties.

We deliver reactive electrical repairs as part of our service provision to numerous commercial management agencies together with other client building maintenance contracts.

All types of electrical installations to commercial properties are undertaken to the highest standards and in line with British Standards. Carpentry services
The carpentry service offered by Seneca is primarily aimed at commercial businesses, contracted clients, and property management agents.

Typically whilst undertaking a building refurbishment project we will carry out carpentry and joinery work as required. In addition we provide a support service to a number of commercial property management agents, where repairs and alterations are required, such as the replacement of damaged or worn doors and frames to all types of buildings.

Office and shop fit outs will normally require extensive carpentry work, our team will carry out such work carefully removing old partitions, fixtures and fittings and replacing with new to a design specification as required.

When a shop front or other similarly large construction is required we will normally have these items manufactured by our trusted sub-contractor partner. Seneca will then coordinate the delivery and fitting using our own employees.

Flooring services
The replacement of commercial flooring is an element of most refurbishment projects we undertake; and we recommend good quality commercial vinyl and carpet tiles are fitted. Seneca work with established suppliers of high quality floor coverings and are able to offer you a range of products at competitive prices.

When carrying out this work your old flooring will always be lifted and removed from site, the floor will be fully prepared and levelled where necessary prior to the new flooring being laid by our team.

We recommend carpet tiles for most office situations and suggest that we agreed to supply a small number of extra tiles at the time of the installation to give you options later to remove tiles that subsequently become damaged tiles. Seneca will also provide you with the manufacturers name and the tile name and reference number, which is all part of the service.

Painting and decorating
Seneca offer professional painting and decorating services using fully qualified apprentice trained tradesmen. Our primary market is commercial businesses, public sector, retail, contracted clients, and property management agents.

Typically whilst undertaking a building refurbishment project we will carry out a complete redecoration of all surfaces inside and outside the building. Where we encounter issues such as seized metal window frames, we have the resource to repair and make good and also replace any glazing if necessary.

Where alterations are required, we will arrange for the appropriate skilled person such as a Seneca carpenter to attend site and replacement damaged or broken doors and frames etc prior to the completion of the work.

Floor painting
Seneca have a specialist team who carry out floor painting and surface painting of all types; a few of the more common requests are listed below.

Painting a surface sounds easy, however the range of products generally on offer is immense, and selecting the correct one ideally suited to your requirement is quite complicated. At Seneca we have the experience to select the right product for the given circumstances, avoiding costly purchases of the wrong product, or costly installations of a product that will fail all too soon.

In addition to the above we are able to supply and install a number of other products, such as resin bonded aggregate surfacing systems, giving you a choice of beautiful fixed natural coloured surfaces which always look fantastic and are virtually maintenance free.

We supply and install products to rejuvenate surfaces, this will not resolve problems with worn out surfaces, however where the surface is part worn and faded it is a highly successful solution.

Seneca consultancy offers advice across a range of professional services independently of our business operations.

Contractor management
Seneca operate formal documentation, generic procedures and area operating instructions for all services, these documents and procedures are then made site specific for each project or contract.

Where Seneca provide integrated services via facilities management contracts the process begins immediately and will be complete within three months of the contract start date. Where project works are undertaken Seneca will instigate such systems prior to the commencement of works.

We operate a Q. A. system with "best practice" monitoring and measuring processes, to ensure that all assigned tasks are fully implemented and recorded at all times.

M&E services
For example lift maintenance, air conditioning maintenance, fire alarms or Legionella control will be closely managed to ensure we achieve and
